Ayala Land Premier begins turn over of Gardencourt Residences in Arca South

First tower of the parkside garden community welcomes homeowners as Ayala Land focuses on completing and delivering projects across its residential portfolio.

TAGUIG CITY – Ayala Land Premier has begun turning over units at Gardencourt Residences, its second residential development in Arca South, welcoming the first homeowners to the 2.1-hectare garden community in Taguig.

Molave, the first of five mid-rise towers planned for the property, has 134 units. As of second week of September 2026, four clients have accepted their units and one has moved in. The turnover reflects Ayala Land’s focus on better execution and project delivery, as the company works to complete and hand over homes already in its residential pipeline. In the first-half report of the year, Ayala Land turned over nearly 6,000 residential units across 40 projects. For the full year, the company is targeting the delivery of approximately 13,000 residential units across these projects.

For Gardencourt Residences, the start of turnover brings the development into its next phase, as completed homes transition from construction into a lived-in community.

Designed around parks and the Gardencourt

 Gardencourt Residences offers a light-filled parkside living experience, featuring five residential buildings surrounded by parks on three sides and a central Gardencourt. Each floor has a maximum of 12 units with sizes ranging from 68 to 261 square meters. These residences feature maximized ceiling heights, expansive windows, and private balconies that bring in natural light and views of the surrounding landscape. Molave, the first tower, also features a Sky Garden.

At the center of the property is The Gardencourt, a 5,000-square-meter private courtyard with open lawns, pathways, and shared amenities. The East and West Lawns form part of the 5,000-square-meter Gardencourt, contributing a combined 1,035 square meters of open space, alongside jogging paths and the Pool Complex.

Singapore-based Habitus Design Group designed the development’s amenities, including the Fitness Center, Garden Pavilion, Garden Lobby and Sky Garden.

Resilience built into the estate

Gardencourt Residences is part of an estate with infrastructure designed to help manage stormwater during heavy rainfall. An underground stormwater detention system beneath Arca South can temporarily store approximately 2,500 cubic meters, or 2.5 million liters, of excess rainwater before gradually releasing it into the drainage network as conditions ease.

The system is part of Ayala Land’s broader approach to stormwater management across its master-planned estates alongside measures such as the rain garden in Vertis North, an underground detention facility in Bonifacio Global City, and temporary reservoir in Cloverleaf.

Gardencourt Residences of Ayala Land Premier is located in Arca South, Ayala Land’s 74-hectare mixed-use estate in Taguig.  The development is within walking distance of Ayala Malls Arca South, Landers Arca South, and Healthway Cancer Care Hospital. The estate continues to expand its mix of residential, retail, healthcare, office, and other commercial uses, providing residents with access to a growing range of everyday services and destinations.
