MANILA – Property giant Megaworld is accelerating its regional expansion by ramping up its office portfolio with new developments collectively boasting more than 51,000 square meters of gross leasable space in its townships in Bulacan, Bacolod, and Davao.

These projects include Northwin Global Tower 1, Megaworld’s first office development inside Northwin Global City, located at the boundaries of Bocaue and Marilao in Bulacan; No. 5 Upper East Avenue at The Upper East in Bacolod City; and One Republic Plaza at Davao Park District in Davao City.

“Demand for office spaces remains high, particularly outside Metro Manila. We are strategically capturing this rising demand for regional office developments within our townships in Bulacan, Bacolod, and Davao. This focus on other key provincial markets helps ensure that businesses continue to enjoy the right environment to grow nationwide within integrated, self-sustaining communities,” says Francis D. Roxas, head of Megaworld Global Offices.

In Bulacan, a province within a high-growth corridor expected to benefit largely from major infrastructure projects, such as the New Manila International Airport, Megaworld has formally topped off the 11-story Northwin Global Tower 1 within its 85-hectare Northwin Global City, a township positioned as Bulacan’s modern central business district.

Prominently located along the southbound lane of the North Luzon Expressway (NLEX), Northwin Global Tower 1 offers nearly 20,000 square meters of gross leasable area (GLA). Built with a contemporary design and sustainable features, the new office tower is poised to become the first LEED-certified building on this part of Bulacan, and is expected to generate thousands of jobs for Bulakeños.

In Bacolod City, Negros Occidental, Megaworld is in the final stages of preparations for the four-story No. 5 Upper East Avenue, its second office development within its 34-hectare The Upper East township. Once completed, this new development will inject almost 9,000 square meters of new premium office space into the market and is expected to generate approximately 10,000 new jobs, particularly in the information technology and business process outsourcing (IT-BPO) sector.

Strategically located along the township’s main avenue and across No. 1 Upper East Avenue and The Kingsford, this new office development will showcase Megaworld’s signature state-of-the-art features in office buildings and will also be registered as a LEED Certified development. It will have basement and ground floor parking, and utilize several sustainability features, such as roof gardens, LED lighting in common areas, dual-flush technology for toilets, and double-glazed windows for heat insulation and energy-efficiency.

Over in Davao City, which boasts one of the country’s lowest office vacancy rates outside Metro Manila according to Colliers International, Megaworld is building the 16-story One Republic Plaza, its second office tower inside the 11-hectare Davao Park District township, which features about 24,000 square meters of office GLA.

Scheduled for completion in 2028, One Republic Plaza will be registered for Leadership in Energy and Environmental Design (LEED) certification, making it Megaworld’s first LEED-registered office building in Mindanao. The office tower will feature state-of-the-art, energy-efficient technologies throughout its common areas and facilities, including its own rainwater harvesting and treatment facility for water conservation and reuse. It will also have over 350 basement and ground-level parking spaces, including provisions for electric vehicles (EV) for the convenience of its future tenants and employees.

Megaworld continues to be the Philippines’ largest office developer and landlord, operating almost 90 office towers covering over 1.7 million square meters of office space nationwide. In 2025, the company’s office leasing revenues reached P14.9-billion, rising by 11%, driven by contributions from new assets, rental escalations, renewals, and continued take-up from BPO firms and multinational companies within the company’s integrated townships.

Just recently, CBRE Philippines ranked Megaworld as the top office developer in terms of lease transactions for the first quarter of the year in its Start of the Year 2026 Report, outperforming other major developers after recording 31,800 square meters of office lease transactions from January to March.

Currently, Megaworld caters to over 500 local and multinational companies, including Fortune 500 global firms, in key locations across the Philippines. These include McKinley Hill, McKinley West, and Uptown Bonifacio in Taguig City; Eastwood City in Quezon City; Southwoods City in Biñan, Laguna; Iloilo Business Park in Iloilo City; The Upper East in Bacolod; The Mactan Newtown in Lapu-Lapu City, Cebu; and Davao Park District in Davao City. The company aims to further strengthen its leadership in the office leasing sector, with future expansions in its townships in Pampanga, Cavite, and Iloilo, among others.
