Manila, Philippines —Ayala Land is strengthening its recurring income portfolio with the opening of Ayala Malls Arca South, a new retail development positioned to anchor long-term commercial activity within its emerging estate in Taguig.

The 100,000-sqm mall forms part of Ayala Land’s broader strategy to scale its leasing and hospitality segment, increasing the share of stable, predictable revenues in its overall portfolio amid a more measured property sales environment.

Anchoring estate value through recurring revenues

The opening underscores Ayala Land’s broader strategy to expand its leasing and hospitality portfolio.

Located within Arca South—one of the company’s key growth estates—the mall is positioned to capture demand from a rising base of residents, office workers, and transit users, reinforcing the estate’s commercial viability while enhancing land values.

By integrating retail early into the estate’s development cycle, Ayala Land aims to accelerate business activity and establish long-term consumption patterns that translate into stable rental yields.

Designed for dwell time, not just destination retail

“When we think about what a mall should be today, we don’t start with stores,” said Mariana Zobel de Ayala, Chief Executive Officer of Ayala Malls and Head of Leasing and Hospitality Group of Ayala Land. “We start with how people actually live — the rhythm of their day, the moments they look forward to, the small rituals that make everyday life feel a little better.”

Unlike traditional enclosed malls, Ayala Malls Arca South is configured as an open, mixed-format environment that encourages longer stays and repeat visits—two critical drivers of tenant sales and rental resilience.

Key zones include:

  • Fresh Grounds, a dedicated roastery and café cluster designed to capture daily traffic from morning to late afternoon
  • Kulinarya Food Hall, a communal dining space that consolidates high-frequency food concepts
  • Main Street, an outdoor retail strip with flexible programming for pop-ups and events

Additional modular spaces such as The Crates and The Souk allow tenant mixes to evolve alongside the estate, ensuring continued relevance as the catchment expands.

Building a commercial ecosystem

Beyond retail, the mall plays a central role in establishing Arca South’s economic ecosystem—supporting job creation, enabling small and medium enterprises, and providing a platform for both local and international brands to scale with the district’s growth.

As the estate matures, Ayala Land expects the mall to function as a primary driver of recurring revenues while reinforcing the long-term attractiveness of surrounding residential and office developments.
