Ayala Land Premier’s 2.1-hectare garden community in Taguig features five mid-rise towers around a 5,000-square-meter courtyard, with amenities by Singapore’s Habitus Design Group

TAGUIG CITY — In one of Metro Manila’s fastest-emerging business districts, Ayala Land Premier introduces a different kind of premium address: a garden address with room for the sky.

Gardencourt Residences, Ayala Land Premier’s second residential development in the 74-hectare Arca South estate by Ayala Land, is organized entirely around its landscape. Five mid-rise towers are ringed by parks   holding a 5,000-square-meter private courtyard — The Gardencourt — at their center. Open lawns, pathways, and shared amenities gather there, so that daily life in the community unfolds around greenery rather than alongside it.

It is, in essence, a luxury retreat inside a bustling metropolis: a garden community minutes from the metro’s key business and lifestyle destinations, laid out so that everyday living happens against lawns, parks, and the open sky.

Architecture that gives the landscape room

Much of the masterplan’s discipline lies in what it declines to do. Rather than maximizing density, the layout grants each of the five residential buildings for generous separation, cascading them around the courtyard and setting them within landscaped parks and gardens. The East and West Lawns form part of the Gardencourt, contributing a combined 1,035 square meters of open space, accompanied by jogging paths and the Pool Complex.

What emerges is a light-filled, parkside living experience — and architecture that reads as timeless rather than trend-driven. Each floor holds a maximum of 12 residences, with homes ranging from 68 to 261 square meters. Generous ceiling heights, expansive windows, and private balconies are engineered to draw in natural light and frame the landscape beyond, extending living space outward into the greenery. Molave, the first tower, keeps a Sky Garden of its own.

Habitus Design Group: Designing from the inside out

For the development’s amenity interiors, Ayala Land Premier turned to Habitus Design Group, the Singapore-based interior design and advisory studio led by Creative Founder Samantha Drummond.

An Australian national with more than 30 years of experience across the global design industry, Drummond has been instrumental in delivering and managing the design of some of the world’s most iconic luxury integrated resorts — among them Marina Bay Sands in Singapore, Solaire Resort & Casino in Manila, Cotai Central in Macau, and Solaire North Resort, home to The Mangrove glass sculpture.

Habitus designed the interiors of the development’s amenities, including the Fitness Center, Garden Pavilion, Garden Lobby, and Sky Terrace, building on the overall design concept established by HB Design. Its approach brings together different spaces to create a cohesive environment that enhances the user experience, resulting in spaces that feel both relevant and timeless.

A restrained interior language

In the amenity interiors, Habitus makes use of material and texture to give each space its own unique identity. Bespoke furnishings anchor against rich, tactile finishes, punctuated by precisely weighted accents bring a sense of tailored ease to the space. Together with a curated layering of art and intentional objects, each room carries a distinct, soulful character—striking a posture of effortless, unmistakable sophistication.

The studio also worked to dissolve the line between inside and out. Clusters of planting and composed planters bring greenery into the amenity interiors, where soft lighting and textured surfaces keep the palette warm and grounded — a deliberate counterpoint to the hard edges of a growing city.

Meaningful collaborations with local artists further strengthen this connection to place. By bringing together architecture, culture, art, and craftsmanship, Habitus created environments that foster a deeper sense of belonging and identity, giving the spaces a distinctly local character within a contemporary urban residential setting.

“At Gardencourt, we wanted the experience of nature to extend beyond the garden and into the way residents move through and experience each space,” Habitus Design Group Creative Founder Samantha Drummond said. “From the materials and lighting to the planting and furnishings, every element was considered in relation to the landscape, creating interiors that feel connected to their surroundings rather than separate from them.”

A garden community comes to life

That philosophy has since moved from drawing board to daily life. ALP has begun turning over units at Gardencourt Residences, welcoming the first homeowners to Molave, the first of the five towers, which comprises 134 units. As of the third week of October 2026, 13 clients have accepted their units.

Living in Arca South: A connected urban community

For Gardencourt residents, the appeal extends beyond the development’s landscaped grounds to the growing mix of destinations across Arca South. Ayala Malls Arca South and Landers offer shopping and dining options, while Healthway Cancer Care Hospital provides access to healthcare services. Arca South Pitch, which hosts Barca Academy, adds sports and recreational opportunities to the estate’s growing mix of residential, commercial, and lifestyle offerings.

Connectivity is also central to the estate’s long-term development. With access to the South Luzon Expressway (SLEX) and C-5, Arca South is positioned to connect residents to key destinations across Metro Manila. Planned infrastructure, including the Taguig City Integrated Terminal Exchange (TCITx) and major rail and road projects, is expected to further strengthen these connections as the estate evolves.

For ALP, Gardencourt brings these advantages into the residential experience: thoughtfully designed homes with landscaped open spaces, set within a growing urban district that brings everyday conveniences, recreation, and future connectivity closer to home.
