Suntrust Properties fulfills promise after turning over Tower 2 units to residents

SUNTRUST Properties Inc., a Megaworld Corporation subsidiary, held a blessing and ceremonial turnover of One Lakeshore Drive Tower 2, featuring 314 units and luxurious amenities, on Thursday, Aug 14, 2025.

Tower 2, also known as the “Kawaguchi Tower,” is one of the four towers of the ongoing condominium development designed to blend modern technology, convenience, and a serene lifestyle by the lake. 

The ceremony was graced by Suntrust Properties Inc. president Atty. Harrison Patlongan, who said the company envisioned elevating condo-living into a holistic lifestyle by bringing everything the resident needs in one area. In January, the executive also flew to Davao to inaugurate One Lakeshore Drive Tower 1, which now has 70 occupants, “with many more set to move in soon.” 

The development is designed for exclusivity and comfort, featuring low-density living with only 316 units in Tower 1 and 314 in Tower 2. “All amenities—including the function hall, swimming pool, children’s playground, and viewing decks—are shared between both towers,” Patlongan explained. “These are part of what homeowners have invested in, and we hope they will maintain these spaces for everyone’s enjoyment.”

He acknowledged delivery delays due to the pandemic but emphasized their commitment to recovery. “When conditions stabilized, we brought in all our contractors from Manila to ensure completion. Now, we’re working hard to turn over Towers 3 and 4 within the year.”

A township lifestyle

What sets One Lakeshore Drive apart is its integration into Megaworld’s Davao Park District, a sprawling township that promises convenience and connectivity. “When you buy a unit here, you’re not just buying a home—you’re investing in a complete live-work-play environment,” Patlongan said.

The development offers unparalleled accessibility, with offices, a mall, a hospital, and retail spaces all within walking distance. “You won’t need to drive or commute just to buy groceries. This reduces transport costs, saves time, and effort in doing everything in your life,” he said.  

The tower offers high-quality home spaces of 1BR (one bedroom), 2BR (two bedrooms), studio, and an executive studio. Amenities include swimming pools, a fitness gym, a landscaped garden, function rooms, and many more.

Situated within the 11.2-hectare Davao Park District, One Lakeshore Drive has a total lot area of 9,505 sqm and estimated saleable units of 1,260 for residential and 54 for commercial.

It is also conveniently located near Davao City’s popular malls, tourist destinations, schools, and hospitals. 

As Mindanao’s first-ever live-work-play-learn township, buildings feature a property management office, 24-hour security, a centralized mail area, automatic fire sprinkler for all units, an overhead water tank, an underground cistern for ample water supply, and a multi-level podium parking.

Overpromised luxury 

Jerry R. Rubis, Suntrust Properties’ first vice president for sales and marketing, shared that he talked to homeowners who relayed to him how the wait has been worth it

“Compared to other condominiums in Davao and even Manila, our project stands out in terms of sophistication and value.”

Buyers who secured units during the pre-selling stage at ₱85,000 per square meter have seen their investment more than double, with current prices reaching ₱190,000 per square meter. 

The development’s spacious layouts further distinguish it from competitors

“Look at how generous our project is–the wide hallways, it’s like walking in a very luxurious hotel. Look at the unit specifications and unit sizes. Our project is the only project in Davao City, and even more than Manila, that offers an executive studio of 32 square meters. In Manila, condominiums are sized 16 square meters. Can you imagine a 16-square-meter studio? Here, the starting size is 24 square meters up to 32, with a balcony so that buyers will enjoy the breeze. Some have the view of Mt. Apo, some have the view of Davao Gulf,” he added.

A vision for the future

More than access to One Lakeshore Drive community, residents enjoy the benefits of living in the Davao Park District. Suntrust’s portion spans seven hectares, while Megaworld’s adjacent development adds another four, or a total of 11 hectares of integrated living. 

Rubis shared that Suntrust plans to build 16 towers with 27 commercial areas, plus another 27 in Two Lakeshore Drive. That’s 54 retail spaces and over 100 shops that can only be reached by walking, as roadside parking is prohibited.

“You are not just buying a condo unit, you are buying a great lifestyle,” Rubis said.
